01

Preliminary work

⏱ 1 week

We talk through the project, survey the site and the spaces to be intervened. We visit the lot together.

What we deliver

  • Survey of existing measurements and spaces
  • Agreed architectural program document
  • Coordination of updated topographic plan

Payment

Advance 30%

02

Anteproject design

⏱ ~4 weeks

We design massing, plans and materiality. We iterate with you in weekly reviews with 3D renders so you see your home before approving full drawings.

What we deliver

  • Architectural floor plan proposal
  • Surface area schedule
  • 3 sections + 2 façade elevations
  • 3D model + images (2 interior and 2 exterior)
  • Coordination of specialties (structural, plumbing, electrical, gas)

Payment

30% at the end of this stage

At the end of this stage the project is submitted to the municipality.

Detailed architecture project

⏱ 6-9 weeks

We develop all the general and detail drawings needed to build. Weekly corrections until the definitive version is locked.

What we deliver

  • Detailed floor plans, elevations and sections
  • 3D images (4 interior + 4 exterior)
  • Electrical, lighting and fixtures drawings
  • Furniture, bathrooms, kitchen and finishes details
  • Technical specifications (EETT) and materials samples
  • Interactive 3D viewer of the full project

Payment

40% on delivery + 20 UF for municipal permit submission

Site supervision and direction

We accompany construction from day one to handover. We resolve questions, control quality and coordinate with the builder at every critical milestone.

  • Q&A and clarifications during construction
  • Site visits at key milestones
  • On-site resolution of construction details
  • Coordination with builder and specialists

Payment

Per UF/visit, scheduled at critical milestones. Travel costs included.

Final handover + permits

⏱ 3-4 weeks

We process the municipal final inspection and deliver the finished project. No additional cost beyond initial design.

  • Municipal final inspection processing
  • Coordination with approved sanitary and electrical projects
  • As-built drawings delivered to client

How fees are calculated

How fees are calculated

We work with transparency. Fees calculated by UF per m² of project, paid at milestones:

Architectural design

Per UF/m² of project. Paid in milestones: 30% on signing, 30% on anteproject closure, 40% on detail drawings delivery.

Municipal permit submission

20 UF when the project is submitted to the DOM. Covers processing, plotting and coordination with the municipality.

Site supervision

Per UF/visit, scheduled at critical milestones. Travel and associated costs included.

Final handover

No additional cost when construction ends.

Fees do not include municipal permits, rights, certificates, nor specialty consultants (structural, sanitary, electrical, HVAC, topography, soil mechanics). We help you select 3 quotes per required specialty.

Total 3D immersion

Not just photorealistic renders: we produce 360° equirectangular walkthroughs, an interactive 3D viewer and immersive imagery at every stage. Compatible with Oculus / Meta Quest so you can walk virtually through your home before it's built.

BIM from anteproject

Revit parametric modeling from day one. Every change in the model is automatically reflected in plans, sections and elevations — reduces site errors and accelerates coordination with specialists.

AI as a design tool

We use AI models to iterate material and massing variants faster, cross-check code compliance and post-produce final imagery. Judgment stays with the architect — AI accelerates, doesn't decide.
